thinkSpain Property Portal Review

ThinkSpain could be a good fit for your agency, but much depends on your target audience. This is our review of Spain’s second-largest expat-focused property portal.

thinkSpain: It’s a relocation thing…

Initially starting as a website focussed on lifestyle, relocation articles, news, jobs, and business directory, thinkSpain has made the full transformation to a real estate portal.

While many real estate agencies in Spain looking for more foreign leads tend to focus on Kyero, thinkSpain may be a platform that can offer a better ROI for your agency.

This is ImmoEdge’s in-depth review of thinkSpain:

1. Company Overview. Launched in 2003, thinkSpain serves an international audience, especially targeting expatriates and foreigners interested in relocating, investing, or purchasing property in Spain.

2. Subsidiaries. EyeOnSpain which attracts roughly 180 thousand monthly visits from content related to Spanish news, lifestyle, relocation, and a community forum that discusses life in Spain.

3. Pricing. Subscription packages vary in price, depending on the amount of properties and featured listings required. Monthly fees range from €30 to €150 for basic packages (ranging from 50 to 1000 properties), while 10 featured No.1 positions will add another €200 to the total. At times, they do promote introductory offers at a reduced price for agencies who would like to test the platform. This seems fair, and I believe other portals should adopt a similar strategy.

Because thinkSpain and especially EyeOnSpain don’t operate as traditional property portals, it’s worth noting that they offer other advertising opportunities for businesses targeting expatriates or individuals interested in moving to Spain. These include banners, featured advertising, and email marketing. The community aspect of thinkSpain and EyeOn Spain create a more engaged audience, likely yielding higher-quality leads for advertisers focused on long-term expat clients. It could be a sage decision to not only market your properties but also your brand.

4. Reach and Audience. thinkSpain attracts around 1.1 million monthly visits, plus an additional 180 thousand from EyeOnSpain which is roughly the same amount as Kyero’s traffic.
It’s worth considering that a large percentage of thinkSpain’s traffic is not from property related searches, but rather from their content related to life in Spain. Now it’s true that you can expect a better quality of lead from a more focussed real estate search, however it’s also worth considering that due to thinkSpain’s relocation, lifestyle, and news content in 13 different languages they manage to reach a more diverse audience than most other property portals in Spain. This distinction is important because many of the major property portals tend to attract overlapping audiences, which can sometimes make an agency’s advertising and lead generation less effective.

thinkSpain audience: 35% Spanish, 13% UK, 12% German, 8% Sweden, 5% France.

5. Competitors. thinkSpain’s main competitors are Idealista, Kyero, SpainHouses, Place in the Sun, and various International real estate search engines including Rightmove, Properstar, and Greenacres.

thinkSpain Opinions & Reviews

ThinkSpain is regarded as an effective platform for reaching foreign buyers, offering strengths such as strong international reach, good lead quality, multi-language support, and helpful customer service. However, some agencies point out weaknesses, including higher advertising costs, lower lead quantity, and a more niche focus on expatriates. As a result, its value may vary depending on an agency’s target market and budget constraints.

Positive Feedback

International Reach. Many real estate agencies are attracted to ThinkSpain’s diverse international audience, with buyers from countries like the UK, Germany, France, Netherlands, Belgium and other parts of Europe. This broad reach helps agencies connect with a wider pool of potential buyers, especially those interested in purchasing holiday homes or relocating to Spain.

Diverse Language Support. ThinkSpain offers property listings and content in 13 European languages, which is a significant advantage for agencies looking to appeal to international clients. This makes it easier for agents to market properties to non-Spanish speakers without investing in their own translation services.

Lead Quality. Some real estate agents believe that ThinkSpain’s leads tend to be of higher quality, as users who engage with the portal often have a genuine interest in buying property in Spain, especially when it comes to relocation or second homes.

Customer Service. ThinkSpain’s customer service team is generally very helpful, and offer guidance on optimizing listings, handling inquiries, and troubleshooting technical issues on the platform.

Negative Feedback

Lead Quantity. Although lead quality is generally considered good, some agencies report lower lead volumes compared to other portals like Idealista, Kyero, Rightmove, and ListGlobally. This can be a concern for agencies that rely on generating large numbers of inquiries to sustain their sales pipeline.

Oversaturation. Popular coastal areas that are known to be hotspots for foreigners looking to buy homes in Spain tend to be oversaturated with real estate listings. It can be difficult to attract a decent quantity of leads, even paying extra for featured listings.

Over-reliance on Expat Markets. A few agencies note that ThinkSpain’s primary audience consists of expatriates and international buyers, which can limit its effectiveness for agencies focused on local Spanish buyers or investment properties aimed at the domestic market.

Overlapping Audiences. ThinkSpain shares some of its audience with other expatriate-focused platforms like Kyero, EyeOnSpain, or Rightmove Overseas. Some agencies feel that the same users are browsing multiple portals, leading to a crossover in clientele, which can reduce the exclusivity or uniqueness of the leads that they generate from ThinkSpain. (Of course, the same can be said about Kyero and Rightmove.)

Technical Issues. Occasionally, the site experiences minor technical issues, such as slow load times or glitches when uploading or updating property listings. While these issues are not widespread, they can create inefficiencies in the listing process for some agencies.
