Leads may be lower-end, but it’s a useful free tool for brand exposure.
It’s Free
Facebook Marketplace is free and its integration with Facebook Messenger allows for easy communication with potential clients. Facebook changes its country rules often so if you can enter Facebook Marketplace in Spain with your Business Profile, fantastic, if not then you can use your personal profile.
Real estate Marketplace works best for rentals, holiday properties, first time home buyers, or properties in lower price brackets. Lead conversion may be less than standard paid portals, nonetheless the additional brand exposure is beneficial. You can send traffic to your website, offer alternative properties, and gain referrals.

While leads are high-quality, the conversion process can be slow due to the complexity of foreign transactions, and there tends to be audience overlap with other historically expat property portals like thinkSpain and Spainhouses.

Idealista
Advertising packages are very expensive, but they offer a good variety of local and International leads.
You’ll need a big budget
Idealista (also owner of Yaencontre & Trovimap) is one of the leading real estate portals in Southern Europe, and the most expensive to advertise on in Spain. It also has subsidiaries in Italy, and Portugal.
Since its founding in 2000, it has grown to become Spain’s largest platform for buying, selling, and renting properties.
While Idealista’s audience is mostly from Spain (88%) they do have important collaborations with other European and International portals that display their listings, and they also market their brand in many European countries.
Did you know? In September 2020, Swedish private equity firm EQT acquired a majority stake in Idealista for €1.3 billion!
Other Popular Property Portals in Spain
Milanuncios. Receiving 22.39 Million monthly visits, Milanuncios is one of Spain’s largest classified marketplaces. With a 95% Spanish Audience, it’s not a platform familiar to many foreigners. In 2014, Fotocasa, through its parent company Schibsted Spain, bought Milanuncios for €50 million. In the last 5 years, traffic to the platform has halved. That said, it does have a strong real estate section. Most searches are usually for real estate in the lower price brackets. If you are a real estate agency advertising with Fotocasa, then you can opt to have your property listings automatically appear on Milanuncios as well. If you are not a client of Fotocasa, then you will need to manually upload your properties. Milanuncios ads expire after 60 days, however, you can extend the visibility of your ads manually before they expire.
Habitaclia. With 7 Million monthly visits, Habitaclia is Spain’s 3rd largest portal. Habitaclia offers content in Spanish, English, French, German, and Italian, and therefore appears in some of the search engine results relating to property searches in foreign languages. Traffic and ranking is more or less the same since 2019, which suggests it is performing better than most Spanish home portals, especially those offering their content in only Spanish. In 2016 Fotocasa purchased Habitaclia, so when you advertise your real estate listings on Fotocasa, they will automatically appear on Habitaclia.
Like with many property portals in Spain, Habitaclia allow private owners to advertise their property for free. Unfortunately, according to some Google reviews about Habitaclia, there appears to be many scam listings. These are usually to solicit money on properties that do not exist or do not belong to the advertiser.
Yaencontre. With 4.2 Million monthly visits, Yaencontre is Spain’s 4th largest real estate search engine. As with Habitaclia, their website is also translated into 5 languages including German, French, English, and Italian, however, according to analytics websites, their traffic has seen a decrease of around 15% to 20% in the last 5 years. In 2020, Idealista acquired a majority share in Yaencontre with the idea of strengthening their brand in the Catalonia region and expand their national influence in the Spanish real estate market.
Pisos.com receives around 4.4 Million monthly visits -around the same monthly traffic as Yaencontre- and also offer the exact same foreign languages. Pisos.com is part of the Vocento Media group which includes news and classified websites like abc.es, mujerhoy, autocasion, elcorreo, diariovasco, laverdad, larioja, and elnortedecastilla. According to analytics websites, their traffic has seen a decrease of just over 20% in the last 5 years. Even with the addition of European languages, their website audience is mostly Spanish.
TuCasa receives around 1.4 Million monthly visits and attracts a 90% Spanish audience. The website is only in Spanish. Since 2019 their website traffic has reduced by roughly 40%.
Indomio is part of Indomio Group which owns real estate portals throughout Southern Europe including in Italy, Greece, Croatia, Serbia, Slovenia, Cyprus and others. Unfortunately, they do not show each other’s overseas properties, they only show real estate for their respective countries. The Group does not really function as a network as such, and there is no cross-advertising. The Spanish portal receives around 1.9 Million visits each month, and traffic has dropped over the last few years. Enalquiler, and LuxuryEstate form part of the group for Spain, however, there is no cross portal marketing with LuxuryEstate, while Enalquiler’s main focus is long term rentals. (You can see our review of Enalquiler below). The website audience for Indomio.es is 97% Spanish, however the portal has a new collaboration with ImmoScout24, the German Portal.
100 to 150 properties will cost you €35/month, and if you would like to advertise the same amount of properties on ImmoScout24 it will cost you an additional €15 per month. Indomio’s support and communication is good.
A Place In The Sun receives roughly 500 Thousand monthly visits, of which the vast majority are from the UK. The real estate search engine was developed after the Television programme became a relative success. Average searches tend to be well below market value (this is due to the format of the TV show) and the portal receives relatively low search volumes for the various areas of Spain. Nestoria is one of the many Spanish real estate search websites, and offers little to distinguish themselves from the plethora of Spanish portals available. They receive roughly 560 thousand visits each month, but it’s important to note that traffic analytics websites report their traffic as more than 2 million per month in 2019. That would suggest a loss of around 70% of their traffic in the last 5 years. (Traffic analytics websites are not always accurate). Their audience is 97% Spanish, and they have no other website languages. Nestoria forms part of the Lifull Connect Global Marketplace Group.
Enalquiler, as their name suggests, are a property rental portal for long term rentals. They attract 570 Thousand monthly visits and 92% of their audience is Spanish. They also offer their website content in English, Italian, German, French, and Portuguese. In May 2019 their traffic was 2.24M visits per month, which would suggest a traffic loss of 75% in 5 years.
Nuroa is also part of the Lifull Connect global marketplace group. Their current global rank of #109,209 is half their global rank for 2019 which was #58,419 (the lower the rank the better). This would also suggest a major loss in traffic. They receive 408 thousand monthly visits, 96% of their audience is Spanish, and they offer no additional languages for their content.
SpainHouses is the 3rd largest historically British property portal that caters to foreigners looking to buy property in Spain. At 430 thousand monthly visits, they receive approximately a third of the traffic of Kyero or thinkSpain. Their audience is quite diverse: Spain 39%, France 16%, United Kingdom 6.6%, Belgium 5%, Italy 4.5%, Netherlands 4%. They offer 12 (mostly) European languages, and are one of the few portals in Spain that offer holiday accommodation. At roughly €35 – €70 for 50 properties and €80 – €150 for 250 properties (depending on the popularity of the region), their prices reflect their monthly traffic. You can pay an additional €150 – €250 for 10 first positions (depending on the region).

Top International Real Estate Portals with a Section for Spanish Property
James Edition attracts roughly 2.4 million visits each month and enjoy a varied International audience (23% US, 9% UK, 6% Germany, 5% Canada, 5% Spain, etc.) Their website traffic is divided between Real Estate, Yachts, Aeroplanes, Jewellery, and other luxury items. Their real estate section is also divided amongst many countries throughout the world. Spain, US, Italy, France, and Portugal are the countries that receive the majority of property searches. James Edition might work for you if your real estate agency in Spain focusses on luxury homes, and if you have sufficient listings to advertise. If you have less than 10 luxury properties listed with your agency, it is unlikely that James Edition will be able to generate sufficient leads on a monthly basis, if any at all.
Mansion Global receive roughly 2.3 Million visits each month and attracts a mostly US audience (US 73%, Canada 4%, India 3%, Japan 2%, UK 2%). They do not have a large enough audience for Spain.
Rightmove is a British property portal, with the majority of searches being for property in the UK. They offer an overseas section with homes for sale in various countries around the world. Spain is one of these countries, but unfortunately it does not attract nearly enough traffic to warrant the expensive monthly fees they charge agencies in Spain. Zoopla is another UK property portal with a majority UK audience. They also offer an overseas section, however, with less than a third of Rightmove’s traffic, your chances of getting a good ROI in Spain are slim.
European Portals with an Overseas Section
There are a number of International portals that also have overseas sections where Spanish real estate agencies are able to advertise their listings. These tend to be a bit of a gamble with your marketing budget, as the majority of their audiences are usually searching for real estate in their respective homelands.
A few of the larger International portals used to appear in some property related Spanish search results in the past (in their respective European language) however, there are now a multitude of local portals in Spain competing in the various European languages and these are preferred (quite rightly) by the search engines due to their locality, completeness of offerings, and up-to-date listings.
Below are the top European portals that have overseas sections for Spanish real estate. Some will allow real estate agencies from Spain to advertise, a few only allow agencies registered in that country.
Before using any overseas property portal, you will want to ascertain if they can actually provide you with high-quality leads.

It’s important to ascertain the level of help and service offered by the portal. The German platforms, in our experience (ImmoScout24, Immowelt) are notoriously expensive and offer a very poor service. Generally speaking, if the service is lacking, they probably won’t live up to their promises or your expectations.
Top European Property Portals
- France
SeLoger is one of the leading portals in France. It features properties across Europe, including many Spanish listings. They have around 1000 properties listed in Spain, which seems very little. It’s doubtful that they can generate enough leads.
Mer et Demeures is a predominantly French property portal that focusses on coastal Mediterranean real estate. They receive roughly 200 thousand monthly visits and their audience is: 26% France, 13% United States, 9% Switzerland, 7% Italy, 5% Germany. We have worked with them before, however their traffic is too little to generate significant leads in Spain, and their service does not match that of the larger portals.
- Netherlands
Funda is the largest real estate portal in the Netherlands, and is a popular platform for international property searches, including Spanish listings. They have less than 600 properties listed for Spain, so that would not indicate a thriving market for Spanish real estate agencies.
- Germany
ImmoScout24 is Germany’s largest real estate portal and is owned by Scout24 Group. They have around 46 thousand homes listed in Spain, the most popular areas being Alicante Province, Malaga Province, and then the Balearic Islands. As with Rightmove, we do not believe they attract sufficient traffic for their overseas section to generate any significant number of leads for real estate agents in Spain. In addition, their search filter function for Spain is limited to provinces, and not specific towns or villages. This means that the few leads they may be able to generate each month will be untargeted and lower-value. Their map search is equally poor, and lacks the functions of more modern property portals. They require a 12-month contract, no guarantees, and 60 properties cost €500 a month. ImmoScout’s support team for Spain (in our experience) is cold and lacklustre, which is likely symbolic of the ROI they can provide real estate agencies in Spain. We know of agencies that have signed a 12-month contract, received no leads, and when they wanted to cancel they were not allowed.
Immowelt is Germany’s 2nd largest portal and receive a third of ImmoScout’s traffic. They also have a section dedicated to international properties in Spain. Their search function is a bit more user-friendly than ImmoScout, but at a third of their traffic, I would not expect fireworks. They also require a 12-month contract, with no guarantees, and they are similarly priced to ImmoScout. Their support is on par with ImmoScout, and if you would like to cancel your contract you may be threatened with a lawsuit (mentioned to us by one of our clients – a popular real estate franchise in Spain).
- Belgium
Immoweb is Belgian’s largest real estate portal and offers an overseas real estate section for Spain. They have been advertising overseas properties for many years, however they only have 280 properties listed in Spain. This would suggest the overseas section does not receive much interest from the Belgian audience.
